There are lots of things to consider when buying a property abroad. We’ve put together a handy, at-a-glance, checklist for your reference.
Before Buying Your Property
1. Research, research, research
Get to know well the area you’re decide to buy in by spending as much time there are possible.
2. Talk to a mortgage advisor
It’s worth knowing as early as possible in the process how much finance you will be able to raise. We can introduce you to directly to mortgage providers or independent mortgage brokers.
3. Do your sums
Aside from the obvious purchase price, buying a property costs in other ways: notary fees, insurance, annual taxes… the list goes on. Talk to somebody who can give you a clear picture of the overall cost.
4. Get in touch with us
You could spend every waking hour looking at property on the internet, but how do you really know what’s it like or whether you will like it? We can help you narrow down your search to truly suitable property – and introduce you to the selling agent, who will already know us.
5. Make your offer…
… and be prepared to negotiate! If you intend to take out a mortgage, make sure that your offer is subject to finance.
6. Appoint a notary
They will handle the purchase and sale process; and you as the buyer get to choose them. Again we can help you find one.
The Buying Process
1. Get ready to exchange
A deposit of 10% is usually required for exchange. The notary (or sometimes the agent) will ask you to sign a “Compromis de Vente”. Take your time to read it through and ask for explanation of anything you don’t understand.
2. Be patient
There is a 7 day cooling-off period once the “Compromis de Vente” is signed. You or the seller can pull out within this time without penalty.
Before Completion
1. Exchange your currency
You may decide to arrange your currency exchange this earlier on, though it’s often sensible to wait until after exchange, in case your property purchase falls through.
2. Sort out home insurance
Just as in the UK, you need to take out insurance for your property.
